Why Retire in Denver?

Denver, CO

Why Retire in Denver? With countless things to do in Denver, CO, it’s no wonder so many active adults choose to retire in the mile-high city.

What’s so great about Denver?

In 2016, Denver was named America’s best place to live by U.S. News and World Report. Surrounded by the gorgeous Rocky Mountains, Denver is the second largest metropolitan area in the west (Phoenix, AZ being the first) and is home to 2,814,330 people.  Whether you enjoy the business of city life, or would rather spend your time in the great outdoors, Denver has it all.

Where will I live when I retire?

Denver offers just about every retirement living situation imaginable. You will find active-adult communities, age-friendly communities, seniors apartments, independent living communities, and many other options. Not sure which one is best for you? Check out this article I posted a few weeks ago. It will help you determine which kind of community will fit your lifestyle when you retire.

What is the weather like?

Denver has a relatively mild climate, with the sun shining 300 days of the year. During your retirement in Denver,  you will experience four distinctly different seasons. Try cross-country skiing during the snowy winter months, and hiking on the hundreds of trails just outside the city during the spring, summer, and fall.

What is the art and culture like?

Denver is a very artistic and culturally rich city. Downtown, you will find several museums, outdoor art exhibits, street art, festivals, etc. There are also seven specific parts of the city dedicated to art and culture, called the art districts. If you have a strong appreciation of art, or are an artist yourself, Denver is one of the best cities in America to retire.

What can I do with family when they visit?

Extremely family-friendly, Denver has much to offer children and grandchildren who come to visit. If your family is made up of raving sports fans, cheer on the Broncos (NFL) or the Nuggets (NBA) at a home game. Take a trip to the zoo, or visit one of the many amusement parks for a day of fun in the sun. Family will also enjoy Denver’s many shopping centers, museums, and restaurants.

Denver is a city that has something for everyone. Ready to start your home search? Give me a call at  702-244-1796 or contact me here. I would love to show you some of my favorite retirement communities in the Southeast Denver area.

Hilltop at Inspiration

Hilltop at Inspiration

This month, I am excited to be writing about one of my favorite communities, Hilltop at Inspiration! First, this is an active adult community. Coupled with my last blog post, this week’s post will help you decide if this type of retirement community is right for you.

Hilltop at Inspiration, a newcomer in Aurora, Colorado, is age-restricted to residents 55 years of age and up. This neighborhood provides the lifestyle that active adult home buyers are looking for, complete with countless amenities and beautiful homes of all sizes.

Builders broke ground on Hilltop at Inspiration in 2015, and there are about 1,800 homes planned for this lively new neighborhood. The management team has a high focus on creating a feeling of community among Hilltop at Inspiration’s residents. With several social events planned for each month, you are sure to meet your neighbors and make new friends quickly!

Keeping Active

Staying physically active in retirement will be easy with the amenities provided by Hilltop at Inspiration. Swim laps in the spacious outdoor pool, take a walk or ride your bike along one of many nature trails, or join friends on the sport courts for a game of tennis, pickle-ball, or bocce ball. If you would rather exercise indoors, perhaps you will find yourself in an aerobics class or working out at the fitness center. Relax after your workout at the spa, or meet a friend for a smoothie in the cafe.

Not only is this neighborhood an amazing place for retirees, it’s also a great gathering place! Entertain your friends, children, and grandchildren with ease when you are part of the Hilltop at Inspiration community. Take guests down to the soccer field, basketball court, picnic area or playground on a sunny afternoon. Also bring them to one of many scheduled neighborhood social events. With so many amenities at your disposal, your guests will have a wonderful time. The possibilities for family fun are endless!

Location, Location, Location!

Because Hilltop at Inspiration is right down the street from Target, and Safeway, errands are run quickly and easily. A variety of restaurants are minutes away.  Enjoy golfing at nearby courses, including Colorado Golf Club, Saddle Rock Golf Course, and Meridian Golf Club. Ideally located in Douglas County, Hilltop at Inspiration is only a few minutes away from the E-470. Additionally, it is just 30 minutes away from Downtown Denver and the Denver International Airport.

Finally, if you are interested in becoming a part of the Hilltop at Inspiration active adult community, please contact me! I would love to show you the properties available.

Active adult retirement options, explained.

When you are an active adult getting ready to downsize and retire, finding the right type of 55+ community is important. Because there are several ways to describe the many different types of retirement communities, it can be difficult to figure out which one is best for you! To help make your decision, I’ve compiled a list describing a few types of retirement communities.

Active Adult Communities

An active adult community will have multiple types of housing. It may have single-family homes with some condominiums sprinkled throughout the community. In most active adult communities, homes are owned privately, but each owner pays a monthly homeowner’s association fee that covers all outdoor maintenance costs.

The main thing that sets active adult communities apart is that they are designed for adults who are age 55 or older only. Active adult communities differ from many other retirement spaces, because they are made up of adults 55 and older who are living independent lifestyles, and they usually do not provide any health-related services.

An active adult community is an environment that will promote an active lifestyle. Many active adult communities have golf courses, walking trails, fitness centers, and other recreational amenities. Active adult communities often have an activities center and social clubs, so residents can participate in weekly or monthly social events to get to know their neighbors and make friends.

If you picture yourself retiring in an active adult community, check out my blog post next week about my featured community of the month, Hilltop at Inspiration!

Age Friendly Communities

Age friendly communities are similar to active adult communities. They offer a variety of housing options, including single-family homes, condominiums, manufactured homes, etc. They are built to appeal to those who are age 55 and up. Like active adult communities, they often have recreational spaces and will provide outdoor maintenance and/or lawn care.

The main difference is age friendly communities do not restrict younger people from living in them, so you might end up with a few younger neighbors.

Seniors Apartments

Seniors apartments are multifamily rental units that are for residents who are 55 and up. These apartments do not house younger residents. Some of these communities may even be restricted to age 62 and older.

Emphasizing a feeling of community, seniors apartments will often coordinate vans or carpools for running errands or visiting the doctor. Many senior apartments will have community rooms where they will host organized social activities, like active adult communities do.

Independent Living Communities

These communities are similar to seniors apartments, but they offer shared amenities like housekeeping, landscaping, transportation services, and a dining room that provides daily meals for residents. Independent living communities are generally occupied by active retirees, but they give residents the ability to have assistance from home care agencies if needed.

As you may have noticed, all of these options have a large emphasis on community. No matter which type of living situation you choose for your retirement, you will find that there are many opportunities to get to know your neighbors and make friends!

Here are the top 5.

Downsizing comes with many benefits.

Have you been thinking about downsizing lately?

It may only be the beginning of spring, but it’s warming up outside and summer will be here sooner than we think! The nice weather is not the only reason summer is the most popular time to move; it’s also the time many households find themselves a little emptier, with graduates moving out and moving on to new chapters in their lives.

With a sudden increase in (often unused) space, many empty-nesters are left wondering whether or not they should downsize. Downsizing from your current home into a smaller home, condo, or apartment comes with many benefits. Here are the top 5 reasons you might consider downsizing:

Number 1: Smaller Mortgage Payments, Bigger Nest-Egg

Depending on where you move to when you downsize, you can significantly lower your mortgage payment; leaving you with more money for retirement, entertainment, and traveling!

Number 2: Cash Out Equity

If your mortgage is paid off, you probably have quite a bit of equity. The AARP Public Policy Institute estimated in 2013 that the median home equity was $100,000 among homeowners in the 55-64 age range. For those 65 and up, it was $135,000. This equity can be an important resource for you in your retirement.

Number 3: Lower Utility and Maintenance Costs

Smaller living spaces require less energy to heat and cool. Because of this, you will use less electricity and gas, resulting in a smaller utilities bill. Another note-worthy factor is downsizing to a condo or apartment also means you no longer need to pay for lawn care and many of the other costs associated with owning a larger home.

Number 4: Clean Out and Give Back

Downsizing means clearing out all that stuff you’ve been storing for years. You can finally sell, recycle, or give those things away to someone who needs them. You will feel a sense of freedom when you de-clutter, and it will feel good to know you are helping somebody else by donating the items you no longer use.

Number 5: Less Stress, More Vacation Time

Cleaning out your home will also help clear your mind. Less stuff lying around means you have less to worry about! Also, the money you are saving by downsizing can be spent taking relaxing vacations more often!

Downsizing is certainly a big change, but it comes with great benefits! You can begin exploring your options for a smaller living space here. If you have any questions about the downsizing process, please contact me. I would be happy to help you find a space that will fit your new lifestyle!

A Home Seller Testimonial The Randa Group

This is Maria Gregor with Keller Williams Realty and I’m currently here with Jodi Randa who is totally amazing and I’m here with Laura Leigh. Awesome, and so we just want to ask a few questions to Laura Leigh. Why did you choose Jody to do your move?

Well I agree with the first point you just said that she’s awesome. So you when I had a house to sell I didn’t think of calling anyone else but Jodi she’s not only my friend but she’s very professional and I knew that she would get me to the point of selling my house which is why I called Jodi.

Okay and would you refer Jodi to any of your friends and family? Yes I would refer her and just reiterating the point i said earlier the professionalism and I knew she would get me to getting a buyer for my house we also needed to do some work on the house before selling it and she was really instrumental in connecting us with the right people the right painter, the right carpet cleaner she has lots of contacts and they all came in really handy. She made it easy.

Oh you guys I love what I do, I love working by referral and I couldn’t do it without amazing people like this so I’m so thankful Laura for your business and I look forward to continue our continued friendship yes and being able to earn your referrals

Thanks again.
