Pine Canyon is owned by the JRW Family Limited Partnership. The owners have conceptualized a mixed-use development. Planners have created a Zoning Land Use Plan Overview that creates a live/work/play community. One-third of the acreage would be dedicated to open space, parks, trails, and/or school uses.
Zoning plans for this exceptional development in Douglas County include a variety of additional uses as follows:
- 1555 residences (single-family homes, multi-family units, hotel/resort units)
- Up to 900,000 square feet of office space
- 130,000 square feet of retail
- 208,000 square feet of light industrial spaces
- 117,000 square feet of lodging
Castle Rock Annexation Process
The newsletter explained that the development services project manager for the Town is reviewing the project to be sure it meets the Colorado annexation requirements. A compliance hearing will determine eligibility. If eligible, public hearings will be scheduled. The Town of Castle Rock Planning Commission and the Town Council will bring in other stakeholders such as Douglas County and
the Colorado Department of Transportation before making a decision.
